The Zoning Hearing Board of New Garden Township, Chester County, Pennsylvania, will hold Hearings on Tuesday, January 28, 2025, at 6:30 p.m., at the Township Building, 299 Starr Road, Landenberg, Pennsylvania, on the Applications of: (i) Michael & Laura Chambers; and (ii) Baehr Acres LLC.
Applicants Michael & Laura Chambers are tenants of the existing structure on the property at 921 W. Baltimore Pike (aka 922 W. Baltimore Pike), Kennett Square, PA 19348, identified as Tax Parcel I.D. No. 60-6-47. The property is owned by the Zora H. McLimans Irrevocable Trust, consisting of a 1.2 acre parcel, located in the Township’s C/I Commercial Industrial Zoning District. Applicants have utilized the property for social get-togethers, involving crafting, knitting, quilting and the like, as well as overnight stays of crafting participants for approximately six (6) years. Applicants are seeking to continue conducting the current use at the property, as well as overnight weekend retreats of crafting participants/attendees with overnight stays not exceeding 72 hours. Applicants seek variance relief from New Garden Township Zoning Ordinance Section 200-45, including any and all additional zoning relief the Zoning Hearing Board may deem necessary, to allow the continued use at the property, as well as limited overnight stays of crafting participants.
Applicant Baehr Acres, LLC is the owner of the properties at 172 & 174 Maple Lane, Toughkenamon, PA 19374, identified as Tax Parcel I.D. No. 60-3-127.4, located in the Township’s R-1 (Low Density Residential) Zoning District, consisting of approximately 1.50 acres. Applicant is proposing to install a 20.6 kW solar array, consisting of 48 standard solar panels with a footprint of 966 square feet on the property identified as 172 Maple Lane, which will connect to the grid providing an energy source to the residence on the property identified as 174 Maple Lane. Applicant seeks variance relief from New Garden Township Zoning Ordinance Section 200-18.A(7)(d) (in accordance with the provisions of Section 200-127), as well as any and all additional zoning relief the Zoning Hearing Board may deem necessary, to permit the construction of the solar array.
