Project Narrative
Developed by Medical Venture Properties, LLC, New Garden Medical Centre (NGMC) facility is a proposed 235,000 square foot Destination Medical Centre located at 498 Line Road, New Garden Township, Chester County Pennsylvania. The project is comprised of an Ambulatory Surgery Building /Imaging Center and Medical Office Building.
The facility will be situated on 13.5 acres of land, with 156 private under roof, lower level parking spaces and 470 surface parking spaces. The property also includes plans for a boutique hotel with guest parking. A restaurant will be built within the hotel facility, providing services to both hotel guests and visitors.
Located in Southern Chester County Pennsylvania, NGMC is strategically situated off of the Route 1 corridor with easy access to the large metropolitan areas of Philadelphia, Wilmington, Baltimore and Washington DC. Recessed approximately 500 feet from the road, the facility boasts five acres of green space with tree lines providing privacy from the Route 1 exit. Located near the facility is the privately owned championship Loch Nairn Golf Club with its four- star restaurant, The Farmhouse, complete with catering facilities.
In response to changes in the U.S. healthcare system, where hospital driven healthcare has experienced increasing costs and decreasing levels of quality care, Medical Venture Properties, LLC was created to address the financial and practice needs of physicians, while addressing the healthcare needs of the community. Committed to the development of Destination Medical Centre facilities, MVP, LLC continues to expand its presence with its newest project. The New Garden Medical Centre is not hospital developed, controlled, or subsidized.
NGMC is modeled on the destination medical center concept, where real estate development is based on a consumer or retail driven model of health care. This model provides physicians with autonomy in their practices and efficiency in operating, while providing the financial benefits of equity participation and revenue streams from ancillary services (i.e., surgi-center, lab, etc.).
The demand for a real estate based, retail model of healthcare has seen an increase in other submarkets, with real estate development groups such as Surgical Development Partners (TN) and the Cirrus Group LLC (TX). To date, both groups are currently seeking to expand their market share with their interest in the MVP, New Garden Medical Centre facility.
Construction is scheduled to begin in the Spring of 2008 with completion projected for Fall of 2009. Pre sale activities will begin with the February 2008 Ground Breaking reception with a marketing philosophy designed to inform health care providers and potential buyers about the benefits of the Destination Medical Centre concept.
